Staining and Sealing a Deck: Timing, Products, and Cost

How often to stain, how to choose between transparent and solid finishes, and what professional staining costs.

Warm stain being brushed onto deck boards

Stain is the only thing standing between a wood deck and the weather. Done on schedule, it is inexpensive insurance. Skipped for a few years, it becomes a sanding job, a board-replacement job, or a resurfacing conversation.

How often is often enough

Most wood decks want cleaning every year and stain or sealer every two to three years. South- and west-facing decks in full sun lean toward two; shaded decks can stretch to three. The water test tells you when: sprinkle water on the boards — if it soaks in instead of beading, the protection is gone.

Choosing a finish

  • Clear sealer — shows the grain, least pigment, shortest protection
  • Transparent or toner — light color, good grain visibility
  • Semi-transparent — the popular middle: color with visible grain
  • Solid stain — looks like paint, hides weathered wood, longest-lasting

Preparation is most of the job

Stain over dirt, mildew, or old failing finish peels within a season. Professional staining starts with washing, often a brightener, and drying time before any product touches the wood. That prep is why professional results outlast a rushed weekend job — and why quotes that skip prep are not bargains.

New decks need to wait

Pressure-treated lumber ships wet and needs to dry before it will accept stain — typically a few months after construction. Staining too soon traps moisture and guarantees peeling. Your contractor can tell you whether your deck is ready during the estimate.
